Usually not — systems that both heat and cool (acting as an air-source heat pump) generally fall under permitted development, with the outdoor unit typically kept at least 1 metre from your neighbour's boundary and within local council noise limits. Listed buildings, conservation areas and flats usually need formal permission. This is general information, not a guarantee — rules vary by local authority, so checking your own position with your local council or the Planning Portal before proceeding is your responsibility, not something we confirm or take on for you.
A few things beyond domestic installs: if your building's combined AC capacity exceeds 12kW, you're legally required to have a TM44 energy assessment every 5 years, with fines for failing to produce a valid certificate. Depending on refrigerant volume, systems also need F-Gas leak checks every 3, 6 or 12 months, logged in a compliance logbook. Only F-Gas registered companies can install, maintain or decommission commercial equipment, and installs must meet Part L energy efficiency targets and, where relevant, landlord or council approval — all handled as part of your commercial quote.
Two layers: your unit's manufacturer warranty (this varies by brand and model, and most require annual servicing to stay valid — our maintenance plan keeps that documented for you), plus our own workmanship guarantee covering the install itself. Exact terms depend on the manufacturer and system you go with, and are confirmed alongside your fixed price at survey.

Often a clogged filter restricting airflow, or a slow refrigerant leak — look for ice forming on the indoor unit or a faint hissing sound. Refrigerant work is F-Gas certified engineers only by law, so this one isn't a DIY fix.
Usually a blocked condensate drain pipe or a build-up of dirt in the drain pan. Left unchecked it can damage walls and flooring, so it's worth getting looked at promptly rather than just mopping up.
Check the isolator switch and your consumer unit first — a tripped RCD or blown fuse is the most common cause. If power's fine but the unit still won't respond, it's more likely a control board or sensor fault.
Almost always a clogged filter or blocked vent — the easiest and cheapest fix on this list. If filters are clean and airflow's still weak, it can point to a fan issue instead.
A rattle or buzz often means something's come loose; a grinding or screeching noise usually points to a worn fan motor or bearing. Either way, it's a sign the unit's working harder than it should.
